You should do prevenative maintenance on both systems once a year at a minimum. It is always wise to check both systems filters/pads during the peak of use to ensure maximum efficiency.

Should I do a pre-lisintg inspection or just wait for the house to sell first?

Answer:

Most people do not like surprises, so doing a pre-listing inspection can aleviate any potential problems that may exist in the home. Most buyers are more apt to buy a home that has few issues.
